Who I Am
TNT Buildings is a one-man operation - owned and run by Rex Smith of Richardson, Texas. I build these storage sheds / portable buildings as a side business to my regular day-job. I'm also an affiliate with "Men in Hats" contracting services - based out of Venus, Texas.
Payment
A minimum of a 50% deposit is due when you place your order. This allows me to purchase the lumber and materials for your building, and get started with cutting everything to length. The remainder of the payment is due before construction begins at your site. I accept: Cash, Check (must clear), Visa/Mastercard/Discover/American Express. Needless to say, cash or check is preferred, as I incur additional costs when accepting credit cards.
Other Payment Options
If you are in the process of buying a home or refinancing your current home, you can have a storage building built, and simply add this cost into your new mortgage. As soon as the paperwork has been signed and the closing has occured (and the mortgage company funds us for building your building) we'll get started on your building. Have your realtor or mortgage represeantative contact me to make the arrangements.
Permits
Some cities may require a building permit for you to have a portable building erected on your property. It is up to the property owner to obtain this permit if it is required - and to check to see what setback rules are required for the building. (i.e. some cities may require the building to be no closer than 6-feet from a permanent building; or "x" number of feet from the alley easement) - or may not require a permit if the building is under a certain number of square feet. Some cities require that anchors be placed at the corners.
Neighborhood Associations
Some communities have neighborhood associations. If your home is in a neighborhood association area, please check with them before having a building built on your property. There are restrictions that SOME associations place upon your property and out-buildings (storage sheds) that may influence the siding and shingle materials, painting, height, and general appearance of your property. If you violate your neighboorhood association agreement, you could be liable for some hefty fines to your association. It is up to the homeowner to make sure we know if there are special requirements set forth for your building.
Leveling
I build the storage buildings on pressure-treated skids, and place those on 2"x8"x16" cinder-block pads as needed to level your building. If more (or larger) cinder blocks are required to level the building, then there will be an additional charge for them - at whatever the retail price for them is at the home improvement stores (appx $. This will be worked out with you on an individual basis. ea + labor time for placement) Under no circumstances will we perform excavation of dirt to level the ground.
Painting
All buildings base prices are set as un unpainted bare building. I highly recommend that any exposed wood be painted as soon as possible to prevent the sun and weather from deteriorating the wood. Let us know if you are interested in having us paint your storage shed for you. The siding comes pre-primered from factory, and the exposed lumber will need to be primered prior to painting. We'll discuss painting with you on an individual basis.
